# Cook County property tax refunds: check if the Treasurer owes you money

The Cook County Treasurer holds refunds for people who paid too much: paying the same bill twice, an appeal or exemption that lowered the bill after it was paid, or a mortgage company and owner both paying. You can check on cookcountytreasurer.com in a couple of minutes.

## How to check

- Go to [cookcountytreasurer.com](https://www.cookcountytreasurer.com/).
- Use **Your Property Tax Overview**, or the ** Overpayment Refund Search** under Refunds, and enter your address or 14-digit Property Index Number (PIN). The PIN is on your tax bill.
- If a refund shows, follow the Treasurer's **How to Apply for a Property Tax Refund** instructions. There's also an ** Uncashed Check Search** for refund checks that were sent but never cashed.

## Common reasons you're owed money

- **Paid twice:** you and your mortgage servicer, or a buyer and seller around a sale, both paid the same installment.
- **An appeal won after you paid:** a lower value from the Board of Review or the state appeal board can mean a refund for that year.
- **An exemption added late:** a homestead, senior or other exemption granted later, often through a certificate of error.
- **Exemptions bigger than the bill:** the Treasurer sends some of these refunds automatically, by direct deposit or check, with no application.

## How long you have

Illinois law gives most counties 5 years to claim a refund. Cook County has a much longer window, so older overpayments can still be worth checking. Search anyway even if the payment was years ago.

## Paid on time, but the bill itself is too high?

That's not a refund, it's an appeal. Check whether your home is over-assessed and which deadline applies to your township.
