# Lake County IL property tax appeal: how it works and what you can still do

Lake County appeals go to the **Board of Review**, filed online, within 30 days after your township's assessments are published. Most 2026 township windows ran from August to October, so check your notice: if yours has closed, there are still a few moves left.

## How the appeal works

- **Deadline:** each township has its own date, 30 days after its assessment changes are published (for example, Waukegan Township published on 6 August 2026, with appeals due 8 September). The date is printed on your assessment notice.
- **Filing is online only.** E-filing is mandatory through the SmartFile portal of the Chief County Assessment Office. Cuba, Ela, Grant, Libertyville, Shields and Vernon townships use a different process, so contact the township assessor there.
- **No lawyer needed** for a home appeal.
- **Evidence:** the Board prefers at least ** three comparable homes** (its grid allows five) from the county's database, or a signed appraisal by an Illinois-licensed appraiser valuing the home as of 1 January 2026.
- **Hearing:** usually a 15-minute slot that can't be rescheduled. Submit evidence at least five business days before.

## If your window has closed

- **Already appealed to the Board of Review?** Its written decision lets you go to the state Property Tax Appeal Board (PTAB). For the 2025 year, PTAB filing closed 9 February 2026, after decisions were mailed in January, so expect similar timing. - **Check your exemptions**: a missing homestead or senior exemption can cost more than a high assessment. [Missed exemption refunds](https://propertytaxcalculator.co/missed-homestead-exemption-refund).
- **Plan for 2027.** Gather comparable sales now, while recent ones are easy to find, so you're ready the day your township publishes.
