Lake Township notices went out on 16 September, and the free appeal to the Cook County Assessor closes on **Thursday 29 October 2026**. Chicago wasn't reassessed this year, but if your home's value or details are wrong, this is your chance to fix next year's bill.

## Who this covers

Lake is one of the Chicago townships on the South and Southwest Side, including Back of the Yards, Englewood, Chicago Lawn and Garfield Ridge. Your notice or tax bill names your township; if it says Lake, this deadline is yours.

## What happened at the last reassessment

Lake was last reassessed in 2024. The Assessor reported a median single-family sale price of **$225,000** in 2023 and set its median estimated market value at **$194,000**, while the township's total assessed value rose ** 31%**. Those values mostly carry over in 2026, so if yours jumped in 2024 and never came down, look at it again now.

## Is it worth appealing this year?

- **Your home's details are wrong**: square footage, number of units, a basement or garage you don't have. These are the easiest wins.
- **Similar homes sold for less** than your estimated market value (your assessed value times 10). [How to pick comparables](https://propertytaxcalculator.co/cook-county-comparable-sales).
- **Your home needs major repairs** or was vacant or damaged for part of the year. Photos and contractor estimates help.
- **You bought recently** for less than the Assessor's value, in an ordinary sale between unrelated people.

The Assessor's rule of thumb: if its estimate is within about 10% of what you think the home would sell for, an appeal is unlikely to change your bill much.

## Two-flats and small apartment buildings

Many Lake Township homes are two-flats and other small multi-unit buildings. Compare against buildings with the same number of units, and if units were empty or need work, say so with leases, rent rolls or repair quotes.

## How to file by 29 October

- Go to the [Assessor's appeals page](https://www.cookcountyassessoril.gov/appeals) and start a residential appeal with your 14-digit PIN.
- Choose your reason (overvaluation, lack of uniformity, or incorrect description) and upload your evidence.
- Submit by Thursday 29 October. There's no fee and you don't need a lawyer.
- Missed it, or the result isn't enough? You can still appeal to the [Board of Review](https://propertytaxcalculator.co/cook-county-board-of-review-appeal) when it opens Lake Township.

## Check your exemptions too

If you live in the home, make sure the homeowner exemption is on your bill, and the senior and senior freeze exemptions if you're 65 or older. Missed years can be claimed back.
