North Chicago Township property tax appeal 2026

North Chicago Township notices went out on 9 October, and you can appeal to the Cook County Assessor free until Tuesday 24 November 2026. Chicago wasn't reassessed this year, but that doesn't mean your value is right, and an appeal now can lower next year's bill.

Who this covers

North Chicago is one of the Chicago townships: the Near North Side, Gold Coast, Old Town and Streeterville. Your notice or tax bill names your township; if it says North Chicago, this deadline is yours.

Is it worth appealing in a non-reassessment year?

The City of Chicago was last reassessed in 2024, so most values carry over. An appeal still makes sense if:

  • Your home's details are wrong: square footage, number of bathrooms, a basement or parking space you don't have. These are the easiest wins.
  • Similar homes sold for less than your estimated market value (your assessed value times 10). How to pick comparables.
  • Your condo unit is valued above similar units in nearby buildings, or your building has problems the Assessor doesn't know about.
  • The property was damaged or vacant for part of the year.

The Assessor's rule of thumb: if its estimate is within about 10% of what you think the home would sell for, an appeal is unlikely to change your bill much.

Condo owners

Many homes in North Chicago Township are condos. The Assessor values a condo building as a whole and splits the value between units, so the strongest appeals are often made for the whole building. Ask your condo association or management company whether they're filing one. You can still file your own appeal for your unit as well.

How to file by 24 November

  1. Go to the Assessor's appeals page and start a residential appeal with your 14-digit PIN.
  2. Choose your reason (overvaluation, lack of uniformity, or incorrect description) and upload your evidence.
  3. Submit by Tuesday 24 November. There's no fee and you don't need a lawyer.
  4. If the result isn't enough, appeal again to the Board of Review when it opens North Chicago.

Check your exemptions too

If you live in the unit, make sure the homeowner exemption is on your bill, and the senior and senior freeze exemptions if you're 65 or older. Missed years can be claimed back. Exemptions checklist. Missed the 1 October payment? What late payment costs.
