Orland Township property tax appeal 2026
Orland Township was reassessed this year and notices were mailed on 24 September. You can appeal to the Cook County Assessor for free until Friday 6 November 2026. The new value shows up on your 2027 tax bills, so this is the cheapest moment to fix it.
What the Assessor did to values
These are the Assessor's median estimated values for single-family houses, condos and small apartment buildings in the township, in 2026 and at the last reassessment in 2023:
| Median value | 2023 | 2026 | Change |
|---|---|---|---|
| Houses | $357,000 | $408,000 | +14% |
| Condos | $204,000 | $253,000 | +24% |
| 2 to 6 flats | $503,000 | $639,000 | +27% |
The change column is our calculation from the two published medians. Your own notice can have gone up by much more or much less.
The Assessor's medians sit close to what homes actually sold for in 2025 (single-family $405,000, condos $264,000). So the township as a whole isn't over-assessed. Individual homes often are, usually because of a wrong detail on file or because the model doesn't know about the home's condition.
Orland Township covers most of Orland Park and Orland Hills and part of Tinley Park. Your notice names your township.
Is yours worth appealing?
The Assessor's own rule of thumb: if the estimated market value on your notice is within about 10% of what you think the home would sell for, an appeal is unlikely to change your bill much. It's worth filing when:
- The details are wrong. Square footage, bedrooms, bathrooms, basement, garage or age. This is the easiest appeal to win, and you only need to show the correct facts.
- Similar homes sold for less. Find 3 to 5 sales of similar homes nearby from the last year or two. If they sold for clearly less than your estimated value, you have a case. How to pick good comparables.
- Similar homes are assessed lower. If your value per square foot is higher than similar homes on your street, argue lack of uniformity.
- The home needs work the Assessor can't see: an old roof, foundation problems, a dated kitchen. Photos and repair quotes help.
How to file by 6 November
- Go to the Assessor's appeals page and start a residential appeal with your 14-digit PIN.
- Choose your reason (overvaluation, lack of uniformity, or incorrect description) and upload your evidence.
- Submit by Friday 6 November. There's no fee and you don't need a lawyer.
- Keep your confirmation. If the result isn't enough, you can appeal again to the Board of Review when it opens Orland, later in the season.
Want help in person? The Assessor is running free virtual workshops for Orland Township on Tuesday 20 October at 6 pm (English) and Wednesday 21 October at 6 pm (Spanish). Details are on the Assessor's Orland page.
Check your exemptions too
An appeal lowers your value; exemptions come straight off your bill. If you live in the home, make sure the homeowner exemption is on it, and the senior and senior freeze exemptions if you're 65 or older. Exemptions checklist.
