Proviso Township property tax appeal 2026

Proviso was reassessed this year and most notices went up sharply. You can appeal to the Cook County Assessor for free until Tuesday 27 October 2026. It takes about an hour with the right evidence.

What happened to values

Reassessment notices were mailed on 14 September. The Assessor's median estimated market values for the township rose by about:

Property typeMedian changeNew median value
Single-family homes+19%$286,000
Multi-family (2 to 6 flats)+22%$379,000
Condos+23%$172,000

Condo values went up even though the median condo sale price fell from $177,000 in 2024 to $155,000 in 2025. If you own a condo, that alone is worth checking.

Towns in Proviso Township include Forest Park, Maywood, Bellwood, Melrose Park, Berkeley, Westchester, Broadview, Hillside, Stone Park, Northlake (part), La Grange Park (part) and Brookfield (part). Your notice names your township.

Is your home over-assessed?

  1. Find the estimated market value on your notice. (It's your assessed value times 10.)
  2. Check the characteristics the Assessor has for your home: square footage, bedrooms, bathrooms, basement, age. A mistake here is the easiest appeal to win.
  3. Compare with 3 to 5 recent sales of similar homes nearby. If they sold for less than your estimated value, you have a case. How to find good comparables.
  4. Or compare with similar homes' assessments. If yours is higher per square foot than similar homes on your street, you can argue for uniformity.

How to file by 27 October

  1. Go to the Assessor's appeals page and start a residential appeal with your 14-digit PIN.
  2. Choose your reason (overvaluation, uniformity, or incorrect characteristics) and upload your comparables and any photos.
  3. Submit before 11:59 pm on Tuesday 27 October. There's no fee and you don't need a lawyer.
  4. Keep your confirmation. If the Assessor doesn't lower your value enough, you can appeal again to the Board of Review when it opens Proviso, later in the season.

Don't forget exemptions

An appeal lowers your value; exemptions lower your bill directly. Check that your notice shows the homeowner exemption if you live there, plus the senior and senior freeze exemptions if you're 65 or older. Missing exemptions can be applied for on the Assessor's site.
