Thornton Township property tax appeal 2026

Thornton Township was reassessed this year. Notices were mailed on 8 October, and you can appeal to the Cook County Assessor for free until Monday 23 November 2026. The new value sets your tax bills for the next three years.

Why it matters more in Thornton

Tax rates in the south suburbs are among the highest in Cook County, so every $10,000 of over-assessment costs a Thornton homeowner more than it would elsewhere. The Assessor's own analysis found that Thornton homeowners paid $42.2 million more in tax because of sudden bill spikes between 2021 and 2023, the second-highest total of any township, even though Thornton holds less than 1.5% of the county's assessed value.

At the last reassessment in 2023, the Assessor put the median single-family home at $124,000 against a median sale price of $152,000. Values have moved since then, so check your own notice rather than assuming it's low.

Is your home over-assessed?

  1. Find the estimated market value on your notice (your assessed value times 10). Ask yourself honestly whether the home would sell for that today, in its current condition.
  2. Check the characteristics: square footage, bedrooms, bathrooms, basement, garage, age. An extra bathroom or a finished basement that doesn't exist is the easiest appeal to win.
  3. Look for 3 to 5 recent sales of similar homes nearby. If they sold for clearly less than your estimated value, you have a case. How to pick comparables.
  4. Note anything the Assessor can't see: a roof or foundation that needs replacing, flood damage, a home that's been vacant. Photos and repair quotes count as evidence.

The Assessor says that if its estimate is within about 10% of what you think the home is worth, an appeal is unlikely to change your bill much.

How to file by 23 November

  1. Go to the Assessor's appeals page and start a residential appeal with your 14-digit PIN.
  2. Choose your reason (overvaluation, lack of uniformity, or incorrect description) and upload your evidence.
  3. Submit by Monday 23 November. There's no fee and you don't need a lawyer.
  4. If the result isn't enough, appeal again to the Board of Review when it opens Thornton, later in the season.

Check your exemptions first

In high-rate townships, a missing exemption can be worth more than an appeal. If you live in the home, make sure the homeowner exemption is on your bill, and the senior and senior freeze exemptions if you're 65 or older. Missed years can be claimed back. Exemptions checklist.
