Check if my home is over-assessedWheeling Township notices went out on 9 September, and the free appeal to the Cook County Assessor closes on Thursday 22 October 2026. That's days away. The north suburbs weren't reassessed this year, but if last year's new value was too high, this is the next chance to bring it down.
Who this covers
Wheeling Township includes all or part of Arlington Heights, Wheeling, Mount Prospect, Prospect Heights, Des Plaines, Glenview, Northbrook, Palatine, Rolling Meadows and Buffalo Grove. Your notice or tax bill names your township; if it says Wheeling, this deadline is yours.
What happened at the last reassessment
Wheeling was reassessed in 2025, the first time since 2022. The Assessor reported a median single-family sale price of $457,000 in 2024 and set its median estimated market value at $429,000. Those values carry over in 2026 unless something about your home changed, so an appeal now is about whether your home's value is right, not the township's.
Is it worth appealing this year?
- Your home's details are wrong: square footage, bedrooms, bathrooms, a finished basement or garage you don't have. These are the easiest wins.
- Similar homes sold for less than your estimated market value (your assessed value times 10). How to pick comparables.
- You appealed in 2025 and lost, but now have better comparable sales or a recent appraisal.
- Your home needs major repairs or was damaged or vacant for part of the year.
The Assessor's rule of thumb: if its estimate is within about 10% of what you think the home would sell for, an appeal is unlikely to change your bill much.
Condo owners
Arlington Heights, Mount Prospect and Wheeling have many condo buildings. The Assessor values a building as a whole and splits it between units, so ask your association whether it's filing a building appeal. You can still file for your own unit.
How to file by 22 October
- Go to the Assessor's appeals page and start a residential appeal with your 14-digit PIN.
- Choose your reason (overvaluation, lack of uniformity, or incorrect description) and upload your evidence. If you're short of time, file with what you have; a clear description error is enough on its own.
- Submit by Thursday 22 October. There's no fee and you don't need a lawyer.
- Missed it, or the result isn't enough? You can still appeal to the Board of Review when it opens Wheeling Township.
Check your exemptions too
If you live in the home, make sure the homeowner exemption is on your bill, and the senior and senior freeze exemptions if you're 65 or older. Missed years can be claimed back. Exemptions checklist. Missed the 1 October payment? What late payment costs.
