Palatine Township property tax appeal 2026

Update 5 November: the Assessor window for Palatine closed on 4 November. If you missed it, you can still appeal to the Cook County Board of Review when it opens Palatine Township: how the Board of Review appeal works.

Palatine Township notices went out on 22 September, and the free appeal to the Cook County Assessor was open until Wednesday 4 November 2026. The north suburbs weren't reassessed this year, so this is about whether your home's value is right.

Who this covers

Palatine Township includes all or part of Palatine, Rolling Meadows, Inverness, Arlington Heights, Barrington, Deer Park, Hoffman Estates, Schaumburg and South Barrington. Your notice or tax bill names your township; if it says Palatine, this deadline is yours.

What happened at the last reassessment

Palatine was reassessed in 2025. The Assessor reported a median single-family sale price of $425,000 in 2024, and set its median estimated market value slightly higher, at $431,000. Values mostly carry over in 2026, so if your estimate is above what similar homes have sold for, it's worth a look.

Is it worth appealing this year?

  • Your home's details are wrong: square footage, bedrooms, bathrooms, a finished basement or garage you don't have. These are the easiest wins.
  • Similar homes sold for less than your estimated market value (your assessed value times 10). How to pick comparables.
  • You bought recently for less than the Assessor's value, in an ordinary sale between unrelated people.
  • Your home needs major repairs or was damaged or vacant for part of the year.

The Assessor's rule of thumb: if its estimate is within about 10% of what you think the home would sell for, an appeal is unlikely to change your bill much.

Condo owners

The Assessor values a condo building as a whole and splits it between units, so ask your association whether it's filing a building appeal. You can still file for your own unit.

How to file by 4 November

  1. Go to the Assessor's appeals page and start a residential appeal with your 14-digit PIN.
  2. Choose your reason (overvaluation, lack of uniformity, or incorrect description) and upload your evidence.
  3. Submit by Wednesday 4 November. There's no fee and you don't need a lawyer.
  4. Missed it, or the result isn't enough? You can still appeal to the Board of Review when it opens Palatine Township.

Check your exemptions too

If you live in the home, make sure the homeowner exemption is on your bill, and the senior and senior freeze exemptions if you're 65 or older. Missed years can be claimed back. Exemptions checklist. Missed the 1 October payment? What late payment costs.
