Texas homestead exemption calculator

Since Texas voters approved bigger exemptions in November 2025, school districts exempt $140,000 of a home's value, and $200,000 for homeowners 65 or older or disabled. Enter your home's value and tax rates to see what the exemption saves you.

A disabled person who is also 65 or older can't get both $60,000 exemptions from the same taxing unit.

Two more protections that come with it

  • 10% homestead cap: from the year after you first get the exemption, your home's taxable value can't rise more than 10% a year, however much the market value climbs.
  • School tax ceiling for 65+ and disabled: your school tax amount is frozen at the level of the year you qualify. It can go down but not up, unless you add improvements.

How to file

  1. Fill in Form 50-114, Application for Residence Homestead Exemption, from the Comptroller or your appraisal district's website. Many districts take it online.
  2. Attach a copy of your Texas driver's licence or ID showing the home's address.
  3. File with your county appraisal district, not the Comptroller. The deadline is before 1 May (so by 30 April) for the year. There is no fee.

Missed it in past years? You can usually file late for up to two years after the tax was due and get a refund. Missed homestead exemption refund checker.

Value still too high after the exemption? Texas protests are due by 15 May or 30 days after your notice. How to protest your value · free over-assessment check.
