Property tax calculator

Estimate your yearly property tax from the value on your notice and the rate on last year's bill, and see what a lower assessment would save you.

Where to find each number

  • Market value: on your assessment or appraisal notice. In Cook County the notice shows assessed value; divide by 0.10 for market value.
  • Assessed share: set automatically for the places we cover: 10% for Cook County homes, 40% in Georgia, 100% in Texas, Florida and Philadelphia.
  • Exemptions: homestead or homeowner exemptions listed on your bill. Missing one? Cook County checklist.
  • Tax rate: your last bill's total tax divided by its taxable value. Rates differ street by street because of school and city districts, so your own bill is the only reliable source.

Is your value too high?

The saving above only happens if the assessor or review board agrees your value is too high. The free check compares your home with similar ones nearby and tells you whether an appeal is worth filing.

Check if my home is over-assessed

This is an estimate. Special assessments, caps (such as Texas and Florida homestead caps) and rate changes are not included; your official bill decides.
