Amendment 3 passed with about 62% of the vote on 3 November 2026. From 2027 the homestead exemption from county, city and other non-school taxes jumps to $150,000, then $250,000 in 2028. School taxes keep the $25,000 exemption. See what it means for your bill.
How the exemption works now (2026)
- The first $25,000 of assessed value is exempt from all property taxes, including school taxes.
- A second $25,000 exempts value between $50,000 and $75,000 from non-school taxes. Since 2025 this second amount is adjusted for inflation, so your appraiser's figure may be slightly higher.
- Save Our Homes caps how much your assessed value can rise each year at 3% or inflation, whichever is lower, once you have the homestead exemption.
- Seniors, veterans, disabled residents and others can qualify for extra exemptions set by the county or city.
What Amendment 3 changes
| Tax year | Non-school taxes | School taxes |
|---|---|---|
| 2026 (bill now) | $25,000 + up to ~$25,000 more | $25,000 |
| 2027 | $150,000 | $25,000 |
| 2028 | $250,000 | $25,000 |
| 2029 onward | $250,000 adjusted for inflation; the Legislature must set a schedule to end non-school homestead taxes | $25,000 |
- It takes effect 1 January 2027. The Legislature is expected to pass the details in its 2027 session, so amounts on your bill may differ from this estimate.
- People who become Florida residents after 1 January 2027 get the existing exemption first and the larger one only from their fifth year of exemption (counties and cities can shorten this by a two-thirds vote).
- The yearly cap on assessment increases for non-homestead property (rentals, second homes, commercial) drops from 10% to 5% for non-school taxes from 2027.
- Local governments can only spend property tax revenue on listed purposes, such as public safety, schools, infrastructure and debt.
How to apply for the Florida homestead exemption
- You must own the home and make it your permanent residence on 1 January of the tax year.
- Apply with your county property appraiser by 1 March. Most counties take applications online.
- Have ready: your Florida driver's licence or ID with the property address, vehicle registration, voter registration if you have one, and Social Security numbers for owners and spouses.
- Once granted, it renews automatically while you live there. Moving? You can carry up to $500,000 of your Save Our Homes benefit to a new Florida home (portability) if you apply within three years.
Missed 1 March? Many counties accept late applications until about 25 days after the TRIM notice is mailed in August, if you have a good reason. Ask your appraiser.
