Florida property tax early payment discount calculator

Florida takes up to 4% off your property tax bill if you pay early. Pay in November and you save 4%, in December 3%, in January 2% and in February 1%. Enter the amount on your 2026 bill to see what you'd pay each month and how much you'd save.

January2%$4,410 (save $90)
February1%$4,455 (save $45)
Marchnone$4,500, due by 31 March

From 1 April the tax is delinquent, and interest and costs are added. If the bill stays unpaid, the county sells a tax certificate on your property, usually around June.

Is paying in November worth it?

Usually, yes. Paying in November instead of March gets you 4% for paying about four months early. That works out to roughly 12% a year, which is more than most savings accounts pay. Even the 1% February discount beats leaving the money in the bank for one more month.

Two things can cancel it out:

  • Card fees. Tax collectors pass on the card processor's fee, often around 2% or more. In January or February that can cost more than the discount. An e-check or bank payment is usually free or a flat small fee. Check your county's payment page.
  • Escrow. If your mortgage has an escrow account, the lender pays the bill, usually in November to get the 4%. Don't pay it again yourself. Check your escrow statement if you're not sure.

If your bill came late

Bills normally go out around 1 November, once the county's tax roll is certified. If your county mailed bills late, each discount window starts from the mailing date, so you still get 4% for the first 30 days. The dates printed on your own bill are the ones that count.

Paying in four parts instead

Florida also has a quarterly installment plan: four payments, from June to March, with a smaller discount built in. You have to sign up with your tax collector by 30 April for the next tax year, so it doesn't help with the bill you're paying now.

Does the bill look too high?

The discount takes a few percent off. A wrong assessed value or a missing homestead exemption can cost far more, every year. Florida's deadline to challenge the 2026 value has passed (it's 25 days after the TRIM notice in August), but you can check now and be ready for the 2027 notice.
