Property tax appeal deadlines by state and county
Miss the appeal window and you're stuck with the value for the whole year. Here are the usual deadlines where our kit works. The date printed on your own notice always wins.
| Place | Deadline | When notices go out |
|---|---|---|
| Texas (any county) | May 15, or 30 days after your appraisal notice was delivered, whichever is later (Tax Code §41.44). | Notices go out April to May; hearings run May to July. |
| Cook County, Illinois | About 30 days after reassessment notices are mailed in your township. The date is printed on your notice and listed on the Assessor's site by township. | Townships open on a rolling calendar through the year; Board of Review appeals follow. |
| Philadelphia, Pennsylvania | The first Monday in October for the next tax year (5 Oct 2026 for 2027 values). | Values post in spring; First Level Review and BRT appeals run through the summer to early October. |
| Florida (any county) | 25 days after your TRIM notice was mailed, usually mid-August to mid-September (F.S. §194.011). | TRIM notices arrive in August. An informal talk with the property appraiser first is free. |
| Georgia (any county) | 45 days from the date your annual assessment notice was mailed (O.C.G.A. §48-5-311). | Notices go out April to June, depending on the county. |
Texas (any county)
Deadline: May 15, or 30 days after your appraisal notice was delivered, whichever is later (Tax Code §41.44).
Where you file: your county Appraisal Review Board (ARB). Notice of Protest (Comptroller Form 50-132), or your appraisal district's online protest.
Texas lets you protest on market value and on unequal appraisal (Tax Code §41.41 and §41.43). Using both is common.

Cook County, Illinois
Deadline: About 30 days after reassessment notices are mailed in your township. The date is printed on your notice and listed on the Assessor's site by township.
Where you file: the Cook County Assessor's Office, then the Board of Review. Residential appeal, filed online at the Assessor's site (no fee).
Residential AV is 10% of market value. You can argue the market value is too high, or that similar homes nearby are assessed lower (uniformity).

Philadelphia, Pennsylvania
Deadline: The first Monday in October for the next tax year (5 Oct 2026 for 2027 values).
Where you file: the Board of Revision of Taxes (BRT). BRT appeal petition (a First Level Review with OPA can come first).
Argue that recent sales of similar homes show a lower market value.

Florida (any county)
Deadline: 25 days after your TRIM notice was mailed, usually mid-August to mid-September (F.S. §194.011).
Where you file: your county Value Adjustment Board (VAB). Petition DR-486 (most counties take it online).
Argue that just value is above market value. Homestead's Save Our Homes cap limits how much a lower value saves you on a homestead.

Georgia (any county)
Deadline: 45 days from the date your annual assessment notice was mailed (O.C.G.A. §48-5-311).
