Rate isn't the whole story

  • Bills depend on value too. States with expensive homes can have low rates but high bills.
  • Your own rate can be far off the average, especially if your assessment is too high. In a high-tax state, an over-assessment costs more every year.
  • Exemptions change the bill: homestead, senior and disability exemptions can cut it a lot, and they're often missed. Cook County exemptions.

In a high-tax state? Check your assessment

Most counties let you appeal for free, usually once a year in a short window. A small cut in assessed value saves money every year until the next reassessment.
